RUSSELL SQUARE HOUSE

Situated in the heart of mid-town, this 66,000 sq ft office building overlooks Russell Square and is within walking distance of Euston and Kings Cross main line stations.  Constructed in 1941 as Government offices, by 2014 the building had become tired and in dire need of refurbishment.  As well as an outdated reception and a grubby garden, the main plant and machinery was reaching the end of its life expectancy.  EPAM worked closely with the Landlord’s project management team to undertake a major refurbishment that included the reconfiguration of the ground floor reception, a comprehensive renewal of the office floors, and the addition of a single storey office with a boutique style garden at lower ground and ground floor levels.  The quality of the refurbishment coupled with the location of the building was a major attraction to prospective tenants and the building was let at double the previous rate per sqft.  The capital value has significantly increased since the purchase in 2004 and the building is now generating a strong long term income stream.
