Capital House is a landmark building occupying a prominent position on the corner of Edgware Road and Marylebone Road being immediately adjacent to Edgware Road Underground Station and within walking distance of Marylebone and Paddington main line stations. The building comprises 137,000 sq ft of offices arranged over sixteen storeys with M&S on the ground and first floors. The original building was constructed in the early 1960s and then extensively refurbished in 1990. In 2012/2013 the building was reaching the end of its life expectancy and numerous office tenants had vacated leaving the building 90% empty. EPAM worked as part of the project team to refurbish the reception, refit the offices on a floor by floor basis (with a number of occupiers in situ), introduce a new air conditioning system and enhance the amenities with the creation of cycling, shower and changing facilities. As a result the building was given a new lease of life and within 12 months had been 100% let at significantly enhanced rental levels. As part of the refurbishment, we worked with our Environmental Consultant partners and improved the EPC rating taking it from an E to a C.
