Known as the Waterstone’s Building, this Grade II Listed Building is a mixed use scheme with retail on ground, first and second floors, and offices on third to fifth floors.  At the time of purchase (2013) the fourth and fifth floors had been stripped back to shell condition with a separate entrance on Deansgate.  Working with the project team, EPAM undertook a refurbishment of the ground floor office reception and created attractive office space on the fourth and fifth floors that included exposed services and roof terrace space.  In addition we have recently taken the initiative to reconfigure the Deansgate entrance.  This area which had a disused lift shaft has been remodelled to create a retail unit which when successfully let will increase the capital value by circa £850,000.  The building is now producing solid income and has been future-proofed for at least the next fifteen years.
